Reason Why Some Homes Don't Sell #11:  Seller paid too much for the home in the past few years.

It's sad but true.

In the past few years, buyers were fighting over home and would often rush to pay even more that the sellers were asking.  Other sellers didn't consider the surrounding home values when purchasing a new construction home and would add many expensive features.

Either way, the buyers paid too much.  And the sad part is that the media has been warning us for several years about the potential problem.

If this sounds like your situation, don't despair.  The problems in the current market probably won't last too long.  Contact me and I'll work up a detailed market analysis on your home to determine what the correct price should be on your home.  I won't compound the problem by having you pay "sky high" commission rates.  Although I have several marketing programs with various commission rates, sellers who don't have much equity will probably want my lowest commission rates.  With this program I do the basic marketing that works to sell homes, including aggressive internet marketing.  But I also include an ample "pay out" to the selling companies so that we will get showings.  Anything less will NOT get your home sold.
